What is a Buyers Agent?

Most Real Estate Agents act on behalf of the seller (the vendor) of real estate. In fact this Real Estate Agent is legally obliged to carry out his/her duties in the best interests of the vendor. To sell real estate and charge commissions for doing so, a Real Estate Agent must be suitably qualified and licensed with the relevant State or Territory Regulatory Body.

A Licensed Buyers Agent is similar but with a different client. A Buyers Agent is a Real Estate Agent who acts on behalf of the buyer of real estate . A Buyers Agent is legally obliged to carry out his/her duties in the best interests of the buyer. A Buyers Agent must also be suitably qualified and licensed with the relevant State or Territory Regulatory Body.

Why use a Buyers Agent?

Buying real estate can be very daunting, even for the experienced. Many buyers experience an emotional roller-coaster AND any wonder when you consider that buying a home is one of the most (if not the most) significant monetary outlay most Australian's will ever make.
When buying property, there is no room for emotion. Buyers Agents remove the emotion from the transaction and are therefore in a much stronger position to negotiate. As we always say, to get the best deal, you have to act indifferently and be prepared to walk away.

• Almost 99% of Australians use Real Estate Agents when selling their property yet only 1 to 2% of Australians use Real Estate Agents when buying a property
• The latest overseas trends suggest that up to 60% of property purchases are conducted using Buyers Agents
• A professional Buyers Agent negotiates to get the best deal on your behalf. Remember, the selling agent is working on behalf of the vendor. This means a professional (Selling Agent) negotiating against (in most cases) an amateur (buyer)
• A Buyers Agent conducts extensive research to ensure you are getting a good deal. Unfortunately most Australians don't do any research at all
• A Buyers Agent will make recommendations that you can either accept or reject. You have total control . This is a vastly different feeling than the selling process

What are our fees?

Our fees are based on industry standards and vary up to 2.5% of the gross contracted purchase price + GST. Depending on the location and type of property, there may be additional charges (eg travel and accommodation costs). However we will discuss these prior to our engagement.
